ULI UK will launch a new ‘Research Insights’ series aimed at connecting real estate professionals with current academic research on 22nd September. The series will feature a curated selection of practical and well executed research papers prior to publication in academic journals and aims to debate the practical application alongside the theory.
The first paper we have selected gives an illuminating analysis on the relationship between investors’ distance to their assets and the ability to extract significantly higher rents, and the extent to which property managers can influence this relationship. It turns out that proximity matters: holding everything else constant, investors located closely to their office buildings are able to extract significantly higher effective rents from these assets, especially if these buildings are of low quality.
The paper written by Piet Eichholtz, Rogier Holtermans, and Erkan Yönder will be presented by Professor Piet Eichholtz, Professor of Real Estate Finance at Maastricht University School of Business and Economics and will be debated by a panel of industry experts.
