    Anette Simpson, director of developments and partnerships, Legal & General Affordable Homes
    Anette is responsible for leading and coordinating the direct delivery of Legal & General’s affordable housing schemes and oversees all aspects of development to legal completion. Anette is also responsible for Sales & Marketing. Formerly Group Planning Director for Capital and Counties Properties PLC and prior to that Head of Development at First Base, Anette has experience in delivering complex residential-led projects in partnership with the public sector. Anette believes passionately in the delivery of high quality sustainable places, buildings and homes that leave a positive legacy and improve the quality of life for people. A member of the Royal Town Planning Institute and Academy of Urbanism, Anette also sits on the ULI UK Executive Committee. 
     
     
    Ashley Perry, director - BTR Consultancy, LIV Consult
    Ashley is responsible for a number of LIV Consult consultancy projects across the UK, Ireland and now in Spain, as well as managing some of the data partnership relationships. His wide-ranging international experience in Lender Technical Advisory, Cost Consulting and Project Delivery brings a focus on development strategy, underwriting, research and best practice advice.

    He is a Chartered Surveyor and holds an MSc in Project Management from the University of Greenwich. His core focus is on shaping rental communities to deliver the optimum experience for residents, operator and investors.
    LIV Consult is delivering advice on over 45,000 BTR homes across the UK, Ireland and Spain covers Investor Reporting and Research, Design for Operation Consultancy and Lifecycle together with a focus on creating exceptional places to live that work for investors and residents alike. In August 2019, LIV Group and Consult were acquired by Cortland, the US owner and operator of over 65,000 multifamily homes in the US with an emerging European portfolio. LIV Consult continues to offer independent advice to leading BTR developers, investors, local authorities as well as internally on Cortland projects and strategy.
      
    Stephanie McMahon, head of research, BNP Paribas Real Estate
    With 19 years of Real Estate research, strategy and insights experience across all sectors including Commercial, Residential and Rural Stephanie is a Senior Director and Head of Research for BNP Paribas Real Estate. Her team undertake strategic insight and markets analysis for all UK real estate markets. Prior to BNP Paribas Real Estate she set up and led the research team at Strutt & Parker, and before that was the strategic research lead for the JLL UK business.
     
    In addition to her role at BNP Paribas Real Estate, she sits on the residential council for the ULI UK, and is a Trustee for the Fremantle Trust. She provides guidance to the IPF research programme, the BPF compact-living committee and supports the SPR.
    She speaks regularly across all sectors at industry events with keynote, moderator and panel roles. 
     
    Russell Pedley, director, Assael Architecture 
    Russell is Director and Co-Founder of Assael Architecture. With over 30 years as an architect and 15 years in urban design, he has a strong passion for creating a sense of place with historical and cultural connections in all of his work.

    Russell spent many years spearheading Assael’s skills in the design of professionally-managed Build to Rent communities in the private rented sector, involving extensive analysis and research in the US and producing design guides for the UK. Assael is now designing and delivering high-profile Build to Rent schemes, including the award-winning Union Wharf in Greenwich for Essential Living, Blackhorse Mills in Walthamstow for Legal & General, and Pontoon Dock in Newham for Linkcity. Most significantly, through collaboration and forming relationships in the Build to Rent sector over the years, Russell co-authored both editions of the Urban Land Institute’s Build to Rent: A Best Practice Guide, which was sponsored by the British Government.
